CIBC flex mortgage vs TD variable mortgage

hi guys i am td customer for long , now i want a mortgage and both banks are offering me prime - 0.6 . can some one help me to choose ehich one . as my friend is in cibc he says he can provide me wit a free acccount for one year and then every year .and the cancellation policy is 3 months intrest while td is my bank for long time with everthing like rrsp and tsfa

Sure, I can help you. If I were you I wouldn't be buying at the top of the Canadian housing bubble. If you decide to buy, make sure that you have at least 25% down and even if you do be ready to go into negative equity in the next 18 months.
